Way back when, most of our orders were ordered via fax and were confirmed with phone calls once we arrived at the office. Often, in this scenario, it might of taken far too long to hear back to see if the order could be taken. Things are quite a bit different different now and when an order is placed on the site, I receive a text message on my phone. I can even log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if I've been able to talk to the occupant.

We've learned that taking notes the standard way, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see me with a tablet PC or collecting data using a program written for my phone that even lets me sketch a floorplan right on site. Rather then using that clumsy outdated tape measure, more and more appraisers are starting to use laser measuring devices that are quicker, more accurate, and can get into places that normal tape measures have always had problems with.

At a very minimum, you can expect me to deliver your final report electronically as a PDF. Most of our clients prefer e-mail because we're all accustomed to getting attachments like PDFs in our mail. It's a lot better than the old days when everything was on paper. But, we've even been able to innovate how you receive your report with this website.
Ever lost a file that was sent to you? Or have you ever had an attachment blocked because of the file size? We've come up with a solution for those problems, too. When I deliver an appraisal through this website, the client is e-mailed a download link to retrieve the PDF. By bypassing email completely we can get around any problems caused by file size. And the download link is good for 90 days. So if you lose the file, you can log back into my site and retrieve it again without even calling me or waiting for me to get to my computer so I can send it again.

It would be great if appraisers could never have to think about an assignment again after writing and giving it to the client. But one of the purposes of an appraisal is as a legal document outlining the condition of a property on a specific date.
